Australia’s key to affordable living.

Development specialists on a mission to increase access to quality, affordable, sustainable homes in regional communities for those who need it most.

Unlocking affordable and sustainable housing for regional towns and their communities.

Established in 2023 in response to the growing housing and affordability crisis across Australia, we are impact-led property developers committed to supporting our regions with greater access to affordable and sustainable housing, empowering their communities to prosper through the delivery of quality homes that improve their quality of life and reduce cost of living pressures.

Our Housing Typologies.

Affordable.

100% of homes delivered by Key Living are affordable. Our rents are set based on local research, with the goal being to ensure that no resident is spending more than 30% of their income on rent each week

Key Worker.

Key Living partners with employers and organisations to deliver homes for essential local workforces, enabling staff to live closer to where they work in safe, secure and affordable communities, ensuring towns can attract and retain the talent needed to thrive.

Social.

Key Living works with Community Housing Providers to deliver government subsidised short and long-term rental housing for people on very low incomes, and who often have experienced homelessness, family violence or have other complex needs.

Our Approach.

Engage.

Engage local communities and employers. Understand their needs and plan a housing solution to suit.

Deliver.

Work with partners to develop communities of sustainable homes fast using innovative technology.

Manage.

Work with partners to manage and maintain vibrant, connected and supportive places.

Connecting with Country.

Since time immemorial, First Nations people have managed, cultivated and cared for the landscape and waterways where our towns have been established and continue to grow. They hold profound knowledge, understanding and custodianship of these assets, and this is often expressed as Connection to Country. We acknowledge the ongoing connection between First Nations people and the land and waterways of Australia where we work. We acknowledge and honour their fundamental role in shaping the past, present and future of our places and communities. We pay our respects to their Elders past and present, many of whom we have the true privilege of collaborating with on our projects. Connecting with Country is a critical part of our approach, and we collaborate with First Nations people to ensure our communities evolve collaboratively and respectfully.

Our Goal

To deliver 1000 homes in Australia’s regional towns by 2030.

Our Model

  • We have integrated technology throughout our process to increase efficiency, improve quality and reduce costs.

  • We invest in research and pursue innovation in partnership with universities and our suppliers to deliver the best outcomes for regional communities.

  • We collect insights to inform decision-making, amplify our impact and improve the experience of residents in our homes.

  • Unlike traditional affordable or pre-fab housing projects, our communities are designed in partnership with placemaking experts. With their help, our goal is to deliver communities, not just houses.

  • All our projects have additional, shared amenities that add opportunities for social connection whilst improving liveability for our residents.

  • Our model is powered by partnership - from design, to build, to management. We believe together is always better, prioritising local and regional suppliers where feasible.

We are currently working with partners on 9 projects in 7 regional Victorian towns.

What makes us different?

Regional focus.

Turn-key solution.

We are putting the fab in pre-fab, delivering cost and time efficient homes that set a new benchmark for design and sustainability.

Sustainable places.

We meet high standards of sustainability and offer unique amenities to increase sense of belonging and community.

What we stand for.

Affordable Living & Amenity

We are about more than housing – through our model, we aim to help our residents tackle cost-of-living pressures and thrive, not simply survive. We will ensure that our projects have relevant and quality shared amenity to help lower cost of living and create opportunities for social interaction.

Connected & Inclusive Community

We aim to ensure our homes are connected to the places in which they sit – within walking distance to amenities, jobs and transport options wherever possible. They are designed to be as inclusive and as welcoming as possible, for people and their pets of all ages.

Local People & Local Partners

We serve local communities and are committed to bringing our innovative housing to regional areas with low to no rental availability and high levels of demand. We are also committed to working with local partners to provide additional services and management support.

Safe Homes for a Secure Future

We provide our residents with access to secure, safe, long-term housing. We know how important this is when planning for the future and we want people to feel at home here for as long as they need one.

High-Impact & Sustainable

Our housing will always meet and report on strict requirements of sustainability and we will make decisions through a lens of increasing positive impact on people and planet.

Innovative & Forward Thinking

We know we don’t have all the answers yet, and that more challenges may emmerge for regional areas over time. We are committed to constant improvement and innovation to ensure our solutions can meet the needs of people, place and planet today and tomorrow.
